A front door is the part of a house people touch before they see anything else, and a patio door is usually the largest moving thing in the building. Both are worth getting measured properly.

Doors Show an Out-of-Square Opening Sooner Than Windows Do

A window that sits a little out of true mostly just sits there. A door has to swing or slide through the same opening thousands of times a year, so the same few millimetres turn into a door that catches on the threshold, a latch that needs a shoulder, or a gap at the top corner you can see daylight through.

Houses settle, and older Middle Tennessee homes have usually settled more than once. A previous owner’s replacement may have left an opening that is no longer a standard size at all. So Oakstone measures the opening and documents what is actually happening at the threshold and the frame before anything is ordered, and the options get reviewed against your house rather than a catalogue assumption.

That is the same sequence as every other Oakstone project, for the same reason: a job that stalls has almost always stalled because something arrived that did not fit.

First, Whether You Need a New Door at All

A good contractor will tell you when you do not, so here is the honest split.

Often adjustable rather than replaceable: a door that drags on the threshold, has stopped latching cleanly, or has started sticking in humid weather. Hinges, the strike plate, and an adjustable threshold solve a lot of this.

Usually pointing to replacement:

  • Daylight visible around the door when it is closed and latched
  • Rot in the frame, the sill, the threshold or the bottom rail
  • A sliding panel that has worn its track, so it takes two hands and a shove
  • Fogged or cracked glazing in a glazed or sidelit door
  • A slab warped far enough that no adjustment squares it again

Full-Frame or Slab

Two ways to do this, and the condition of what is already there decides which:

  • Slab replacement. A new door into the existing frame and threshold. Less invasive, keeps your trim, and the right answer when the frame and sill are genuinely sound.
  • Full-frame replacement. Everything out, back to the rough opening. This is the call when there is rot, when the opening has moved out of square, or when the size, swing or configuration is changing.

Patio doors are their own decision on top of that. A slider needs track and clear wall to park the panel against. A hinged pair needs floor space to swing into, inside or out, which is the constraint most people have not thought about until it is mentioned. Converting one to the other is possible and fairly common, but it is framing work rather than a swap, so the header and the opening get looked at properly first.

Where the Draught Actually Comes From

This is the part worth knowing before anyone quotes you.

On an exterior door, most of what you feel as a draught is not coming through the door panel. It is coming past the weatherstripping, under the threshold, or through the gap between the frame and the rough opening where the insulation and seal were rushed.

Which means a mid-range door fitted carefully will outperform an expensive one fitted quickly, every time. So the threshold, the weatherstripping and the seal get the same attention here as the selection does, and the strike side gets checked, because a door hung well that strikes badly still does not seal.

If you are looking at replacement windows as well, the two go together naturally. Same measuring discipline, same exterior sealing work, one set of visits instead of two projects to coordinate.

Our Process

What to Expect

  1. 1

    In-Home Consultation

A specialist looks at the opening, how the door sits and closes now, and what the trim and threshold are doing, then reviews the options that fit your home.

  2. 2

    Measurements & Documentation

Every opening is a little different, and a door shows it sooner than a window does. Oakstone measures and documents existing conditions, including whether the opening is still square, before anything is ordered.

  3. 3

    Design & Material Selection

We review style, glazing, hardware and swing direction for your home, then order materials once the scope is approved.

  4. 4

    Professional Installation

Oakstone completes the installation with attention to the threshold, the seal and the trim, not just the door panel. That is the part that decides whether it keeps the weather out.

FAQ

Frequently Asked Questions

How do I know if my door needs replacing rather than adjusting?

A surprising amount is adjustment. A door that catches, drags on the threshold or has stopped latching cleanly is often a hinge, strike plate or threshold problem rather than a door problem, and it is worth saying so. What does point to replacement is daylight you can see around the closed door, rot in the frame, sill or bottom rail, a sliding panel that has worn its track, fogged or cracked glazing in a glazed door, or a slab that has warped enough that no adjustment squares it up again.

What is the difference between a full-frame and a slab replacement?

A slab replacement fits a new door into your existing frame and hardware positions, which is less invasive and cheaper when the frame, sill and threshold are sound. A full-frame replacement takes out the frame and threshold too, back to the rough opening, which is the right call when there is rot, when the opening has moved out of square, or when the size or swing is changing. Which one your opening needs is something to assess in person rather than over the phone.

Can you replace a sliding patio door with hinged doors, or the other way round?

Often yes, though it is a bigger job than a like-for-like swap. Sliders and hinged patio doors put load on the opening differently and need different clearance inside and out, so the header and the framing get looked at rather than assumed. Swapping a slider for a hinged pair also needs floor space for the panels to swing into, which is the constraint people forget.

Is a new door going to make a difference to draughts?

Usually, but the reason is worth knowing. On an exterior door the weatherstripping, the threshold and the seal between the frame and the opening do more for draughts than the door panel does. That is why a properly fitted mid-range door outperforms an expensive one installed carelessly, and why the installation gets the same attention here as the product selection.

What about the lock and the hardware?

Hardware and the strike side are part of the conversation, because a door that is hung well but strikes badly does not seal well either. Handles, locksets and multipoint options are reviewed during the consultation. If you want to keep existing hardware, say so early, since it affects the bore pattern of what gets ordered.

How long does a door installation take?

Many single-door replacements are completed within a day. A full-frame replacement, a patio door, or an opening where rot or out-of-square framing turns up once the old unit comes out takes longer. Your timeline is reviewed at your consultation.

Do you do interior doors?

Our door work is exterior, entry doors and patio doors. If you have an interior door question, raise it at the consultation and we will tell you honestly whether we are the right people for it.

What happens to the old door?

Removal and disposal of the old unit is part of the project. Confirm the details for your specific job at your consultation.

Can you do doors and windows in the same project?

Yes, and there is a practical reason to. The measuring, the ordering and the exterior sealing work are the same discipline, so combining them means one set of visits and one consistent finish rather than two projects that have to be coordinated.

Is the consultation free?

Yes. Oakstone offers a free, in-home consultation to discuss your project and review your options.

Are you licensed?

Yes. Oakstone Kitchen and Bath LLC holds Tennessee license
